Warranty Deed (General Warranty Deed / Special Warranty Deed)

General warranty deeds are a type of deed where the seller conveys title to a buyer with a guarantee of clear title.  A special warranty deed is similar, but only guarantees against defects in title arising during the time the seller has owned the property, but without a guarantee for the time before the seller owned it.
